Terrance’s practice focuses on real estate development and the various legal issues affecting developers, property owners, and related consultants in the Seattle area.

Since 1996, Terrance has been working with a wide array of land use professionals and regulatory bodies to obtain land use entitlements and permit approvals. This work includes condominiums, unit lot subdivisions, plats, short plats, legal lot status, building permits, variances, code analysis, and coordination with all related consultants and the majority of municipalities and agencies in the greater Puget Sound area.

Kris Nelson

Attorney

Kris has been working in the land development industry since 1996, assisting all types of developer clients with real estate related matters, including acquisition, feasibility analysis, title review, entitlements, permit processing, creating/relinquishing easements, adverse possession, subdivisions, neighbor negotiations, CC&Rs, and homeowners’ associations. 

Kris’s practice focuses primarily on residential projects and subdivisions, including boundary line adjustments, condominiums, unit lot subdivisions, short subdivisions, and full/long subdivisions.  Over the course of her career, Kris has built relationships with jurisdictional agencies throughout western Washington, as well as with title companies and engineering, surveying, and specialty consultant firms.

Gwendolyn Ulrick

Attorney

Gwen’s practice includes a variety of builder, developer, and homeowner representation ranging from subdivisions, title and easements, condominiums, and a myriad of other issues.

Gwen has completed more condominiums and declarations than any other attorney in King County area since the beginning of 2023. Gwen also has experience with loan processing, FHA, Sallie Mae, and Freddie Mac guidelines and plays an active role in advocating for our clients through lender challenges. Gwen began interning for the firm in 2013 before going on to graduate from University of Portland with three majors in economics, math, and Spanish while completing her Doctorate in Actuarial Science at the same time. Gwen continued her education at Seattle University School of Law and graduated a year early top of her class while working for the firm full time throughout her studies. After hours, you can find Gwen on the golf course.

Scott Meyer

Attorney

Scott’s practice focuses primarily on residential development projects including condominiums.

He has worked in the legal and real estate industries for over 20 years, with experience in title insurance, construction risk mitigation, and complex and multi-site commercial transactions. Scott also has extensive drafting, negotiation, and project management experience. He is a lifelong Washington resident and enjoys skiing and gardening in his spare time.

Melody Saucedo

Paralegal

Melody has been working in the real estate development field since 2008. Working with a variety of land use professionals to seek information for use in a wide array of project specific needs.

Melody’s blend of skillful organization, creativity, and excellent customer service ensures the smooth operation of the firm’s office.  She compiles information and documents needed for the firm’s robust case load, as well as for project submittals to various local, state, and federal agencies.  In addition, she assists the firm’s attorneys with property research, drafting of legal documents, and jurisdictional and related agency coordination.
